OUR PROJECTS
Subhaus goes beyond upgrading properties — we collaborate to build new rental-focused projects across Bali from scratch.
This section showcases both our completed and ongoing projects, including one-bedroom apartments and full villa clusters. Some are built on empty land. Others begin with a more sustainable approach of demolishing old structures and rebuilding with new foundations. All are designed, constructed, and managed by Subhaus.
Each project is built for long-term rental performance, with smart layouts, efficient use of space, and clean, functional finishes.

COMPLETED PROJECTS
AlleyOne
Completed in 2024, AlleyOne is one of our first projects in Canggu, comprising of two thoughtfully designed two-storey, one-bedroom studio apartments. Each unit maximizes space and natural light, offering a seamless layout that balances functionality with design.
The first floor features raw cement polish finishing on the countertops, a sunken living area, and floating stairs complemented by warm teak wood accents. Upstairs, the bedroom is elevated by a vaulted ceiling, creating a sense of openness and calm. Designed to balance modern minimalism with tropical warmth, AlleyOne is ideal for both short-term and long-term rental in one of Canggu’s most desirable neighborhoods.

Completed in 2024, this project is an extensive redesign of a traditional local house in Kerobokan, thoughtfully transformed into a two-bedroom private pool villa. The redesign opens up the layout to invite abundant natural light, featuring an open kitchen with island, warm teak wood furniture, and subtle green accents that bring freshness into the space.
The outdoor area is centered around a private pool finished in cream Palimanan stone, complemented by a wide front patio that extends the living space seamlessly outdoors. Blending contemporary tropical design with the character of the original structure, the villa offers a calm and inviting atmosphere. Before-and-after photos showcase the complete transformation.

AlleyTwo
Completed in January 2026, AlleyTwo is our latest development in Tibubeneng, Canggu—designed as a modern, minimalist upgrade from the sold-out AlleyOne.
Each of the two studio units spans two floors, and comes fully-furnished with built-in furniture and modern amenities. The upper level includes a bedroom, window seat, and a skylight bathroom that fills the space with natural light. The ground floor features a sunken living room, open kitchen and dining area, and direct access to a private plunge pool.
A rare find in one of Canggu’s most desirable neighborhoods, AlleyTwo is ideal for personal use or long-term rental.

UPCOMING PROJECTS
Arterra Terrace
Four units of tropical modern designer villas located in Kayu Tulang, 1 minute away from Jl. Raya Canggu. The 4 villas cascade up a gentle terrain, with each villa gaining a mild elevation up slope, hence the name “Terrace”.
Arterra Terrace is designed by the co-founders of award winning international architecture firm Inully Limited. Leading the design is Architect/Developer Ar. Luther Seet, whose villa designs were awarded the Tatler Homes Best Tropical Design 2019 and Tatler’s Designer on the Rise 2021.
Palmora
Palmora is our most elaborate project—three luxurious villas tucked in Canggu’s Tumbak Bayuh, blending modern design with traditional Balinese charm.
Each villa features a grand spiral staircase under a skylight, flooding the space with natural light. Full-length glass reveals sweeping rice paddy views, while the open-plan layout flows from living to kitchen—perfect for slow mornings and quiet moments. With three spacious bedrooms and a private pool featuring a glass wall facing the paddies, Palmora blurs the line between architecture and nature.
Palimanan stone, carved wood doors, and tall ceilings add warmth and texture to the clean, contemporary finish. Palmora is quiet luxury—built for privacy, beauty, and indulgence.
